This beautiful Yucatan home for sale in Merida is all new construction (not a renovation) built by one of Merida’s most reputable builders.  The house is ideally situated in Santa Ana, one of the most sought-after barrios of the Historic District. It is located only several minutes stroll from Paseo de Montejo, with its galleries, restaurants and museums, and central to all of the attractions of Merida’s Centro Historico. Quiet and serenity fills the property due to the quiet street with no bus traffic, and the layout and positioning of the structures.

The property is comprised of three buildings, linked by large arches and roofed terraces, to create one outstanding home.

North Building

The north building includes the soaring white-domed foyer with its twin brick “bread loaf” ceilings, triple wrought iron custom chandeliers and four recessed art niches. This building also houses two elegant and generously-sized guest suites. It also contains the large garage and driveway where there is parking space for three cars (one covered).

West Building

The west building is a two-story structure with two upper terraces. The main level of this building houses another pair of guest bedrooms, one of which provides access to a secure storage room. The enchanting master bedroom, also on this level and a part of the main building, is entered through two pairs of wrought-iron doors. It is joined by an ensuite bathroom, with double Ticul-stone basins and countertop, a shower and bathtub. There is an additional outdoor shower for those wonderful warm Merida mornings. A generous, open walk-in closet area offers space for ‘his and her’ wardrobes.  A private walkway leads directly from the ensuite to the swimming pool.

The expansive Main House terrace faces north to capture the prevailing breezes, taking full advantage of the 78-foot width of the property. These principal rooms do not get direct sun exposure. They are delightfully cool due to their north orientation, high ceilings, multiple doors which open onto the terrace and silent Fanimation fans. All curtains and draperies, with custom rods, are included.

Throughout, there are pasta tile (mosaico) floors in every room, with designs on upper walls complementing the patterns and colors of the floor in each room. All rooms feature double doors opening onto terraces, maximizing light and air flow. All wrought-iron doors include screened sidelights that open independently, allowing for airflow even when doors are closed. All guest bedroom doors have traditional screened upper sections to permit natural ventilation while maintaining privacy.

Kitchen

All kitchen counters and the large island are topped with a striking black granite. Kitchen amenities include a dishwasher, two sinks (a single prep sink on the island and a double main sink), a double-door fridge/freezer with purified chilled water and ice in the door, a 6-burner gas stove/oven, a wine fridge, toaster oven, microwave, purified water system to supply the sink and refrigerator, stools at the island and plenty of electrical outlets designed for simultaneous use of appliances. Above the kitchen island, there is a large custom wrought-iron shelf/pot rack and wine glass holder. Additional drink fridges are located in two guest bedrooms, hidden in cabinetry.

Immediately adjacent to the kitchen is a full laundry with a washer and a dryer and an extensive chef’s pantry. This room is connected to a second utility room with a laundry/service tub and a service door opening to the gardens. Conveniently situated just outside the kitchen on the terrace, there is a large BBQ with searing burner.

Indoor and Outdoor Amenities

All bedrooms and the living/dining room/kitchen have air-conditioning (Lennox 220V) and palm-blade, silent ceiling fans. Also, the terraces have identical ceiling fans. There is extensive pot lighting throughout the house. Full height, recessed art niches are located in the living room and master bedroom, with glass shelves and lighting.

In the gardens, there is a Rainbird irrigation system with 3 separate zone controls. Water for the garden is provided by a well with a submersible pump and a water pressure system.  There are also outdoor faucets/spigots at strategic locations all around property. Low voltage, sensor-controlled LED lighting is located throughout the garden, and in all outdoor terraces.

In the garden, at the east wall, you will also find a Mayan carved-stone water fountain with its own flow control valve and dedicated circulation pump with a timer.

Electricity in the house is provided by two main electrical panels with circuit breakers, one in the garage and a second one in the kitchen pantry. A 220V feeder line goes to the pantry area to prevent any voltage line-loss.

Two remote-controlled door motors, for the garage and façade gates, provide secure parking for up to three cars.

Three propane gas water heaters provide hot water for each area of the home, fed by a fixed propane tank on the garage roof. The propane also supplies gas to the kitchen stove/oven, BBQ, and clothes dryer.

Swimming pool equipment includes a 220V circulation pump for maximum energy efficiency, a large filter, a pool cover, LED night lighting with color selection control, and valves for complete, variable flow control of the main waterfall and both water Dragons. The pool has an automated water-level feed control to compensate for evaporation. A passive (sun-powered) pool heater with a dedicated circulation pump utilizes heating coils located on the garage roof. It is capable of maintaining pool temperature at your desired level. All necessary pool maintenance equipment is also included.

Adjacent to the pool, mounted in the bell tower wall, is a pair of carved stone, feathered serpents of Mayan design, one of which hides a poolside shower.

There are security cameras located around the property (six total) that are internet-based and accessible from anywhere. Also there is a video/audio front door-answering system with an electric lock release and monitoring/control stations in the kitchen, the master bedroom and a second bedroom.

Fast internet access is provided by fiber optic service, with adequate signals throughout the property.

The living room is wired to provide a simultaneous signal from the main entertainment TV unit in the living room to the master bedroom wall-mounted TV. Signal is provided by a satellite dish on the roof. Extensive English language programming is available.

All house and pool equipment, as well as a large cistern (under the parking pad) is installed in a dedicated space in the garage for easy access. There are two work benches and storage shelving units in garage, with electrical power at both benches and a pegboard for tool storage.
