Modern House For Sale Merida

A beautiful and refined modern house is now for sale in Merida. Located a block from the plaza of Itzimná on a street with no buses, the house is a short walking distance from Paseo Montejo and the city center.  Itzimná, one of Merida’s older colonias, is part of the historic center, and is filled with large trees and colonial houses as well as design studios and art galleries. About a 10-minute walk east of the house is the large Alemán market with fruit, vegetable, flowers, meat and other products. Next to the market is a large park where neighbors gather to walk, skateboard, pass time, or visit a children’s amusement area.

At the front of the house, there is a garden with limonaria and a large balché tree. To the right is a large garage with doors of tornillo wood. A slightly sloping ramp of Eco-Cret leads to the front door. (Eco-Cret, which is also found on the area around the swimming pool, is an ecological product that allows rain to pass through without forming puddles.)

Step inside the “cube of light” that is the living room, with its five-meter (15 foot high) ceilings. Immediately the eye is attracted to the sky and to the garden beyond, complete with swimming pool. Look up and you will see an wrought iron Mondrian-style balcony protecting the passageway to a large bedroom on the second floor.

On the ground floor, there is a guest bathroom hidden behind a wall of recycled wood. Walking through the kitchen and dining room is an experience of color against the cement walls. Seemingly floating over the back pool is a large master bedroom.

Behind the modern kitchen with an Italian stove and built-in convection oven, there is a large laundry room. The kitchen features a Brazilian granite on countertops and island, and large non-scratch sinks and dish area. There is ample storage area in the whole length of the kitchen, enclosed with sliding cabinet doors.

Flooring in the bathrooms and laundry areas is Italian porcelanato. The living room, bedrooms and passageways are in locally-made pasta tiles in “Pompei blue”. The outside terrace is a Mexican porcelanato and the “beach” area around the pool is in Eco-Cret.

The house has large terraces in front and in the back that are protected from the sun. Outside the upper bedroom is a large terrace area that looks over the garden of the Quinta San José. Common birds you can see include guacamaya parrots, green parrots, swallows, mockingbirds, kiskadees and hummingbirds.

The garden, which is full of fruit trees and flowering bushes, is fully equipped with an irrigation system on a timer that can easily be adjusted. There is a separate room for the pool pumps and filters, pool hoses and chemicals, irrigation timer and gardening equipment and supplies.

The house was designed with a north-south alignment to capture the breezes that are generally from the northeast. Upper windows at the north and south ends of the living room allow air to pass through and out. There are sliding louvered aluminum doors that can be locked to secure the bedrooms, both upstairs and on the main level.

All the water in the house is potable, due to the presence of a 43-meter deep well. The kitchen has a sophisticated purified water system, and between the well and the house there are carbon and ultra violet light filters. The house has a hydraulic system with an inverter valve to reduce electrical consumption. The well is also used for the irrigation system and the swimming pool. There is also a Zero-Sarro water system to breaks down calcium and preserve the pipes and fittings. The house is set up for a solar water heater, but one has not been installed.

The design is deceptively simple and elegant, with the best finishing and appliances available. All the aluminum windows and sliding doors that embrace the house, above and below, are of the finest European quality. This very functional house has low energy and maintenance costs and an easy-care garden.
